Kindred Resort continues to break records, buck the national real estate trends and set a new standard for luxury and service.
A 3-bedroom, 3-bathroom slopeside residence at Kindred Resort, the newest and most luxurious ski-in, ski-out real estate development in North America, is breaking the record for the highest price per square foot in Summit County, Colorado, and setting a new standard for luxury and service that’s never been experienced before in this resort community, situated in the heart of the Colorado Rockies.
Kindred’s West Tower Residence 414 referred to as The River Run Suite, went under contract recently for $4,125,000. Located at the base of Keystone’s world-class ski slopes, Kindred Resort is raising the bar with its prime location, high-end finishes and style, luxury amenities and personalized service. The resort broke ground in the fall of 2022 and is expected to open in 2025 as Keystone’s upscale base area, bringing a new level of energy and vibrancy to one of the most visited ski resorts in the world.
With this transaction, the total number of Kindred Residences under contract is now 65, which is nearly 70 percent of the properties at Kindred. Only 14 Kindred Residences are currently available this winter through the limited release offered by LIV Sotheby’s International Realty.
According to the Summit County MLS data, the next highest price of a condominium in Summit County was $3,000,000 for a Breckenridge residence that sold in February 2023, and there have only been five (5) condo sales in Summit more than $2,800,000.
The LIV Sotheby’s International Realty team also noted that: Eleven (11) Kindred Residences are under contract at prices over $2.8M; seven (7) residences at Kindred Resort are under contract between $3M and $4M; and three (3) are under contract at a price point over $4M.
The latest under-contract residence, Kindred’s West Tower Residence 414, is a ski home boasting stunning, front-row views of Keystone’s world-class ski slopes, and overlooking the River Run Gondola with additional views of the Snake River and the natural ponds and wetlands.
Additionally, Kindred’s West Tower Residence 414, The River Run Suite, features Wolf and Subzero appliances, high-end finishes and access to the best-in-class luxury amenities, which includes valet parking, ski valet, private club membership, a slopeside outdoor pool with two oversized soaking tubs and personalized service, among others.
According to Title Company of the Rockies, the demand continues to grow for mountain resort real estate, especially for Keystone condos. “It’s exciting to see Keystone’s January through October Townhouse/Condo sales surge by over 12% from the same time in 2022, signaling a robust real estate market at this world class ski resort community”, states Gena Osborn with Title Company of the Rockies.
According to Hank Wiethake and Doyle Richmond from LIV Sotheby’s International Realty, “Demand for real estate in Colorado’s resort communities is strong. Many buyers are seeking out highly-amenitized turnkey properties in beautiful destinations, and Kindred Resort offers an unmatched level of luxury in Summit County.”
While other areas are softening and declining, mountain properties, like Kindred, continue to out-perform the market.
According to Ryan Geller, partner for Kindred Resort development team, Kindred Resort is an example of how strong the demand is for mountain resort real estate, similar to what’s happening in Vail and Park City. But, he points out: “Kindred isn’t just following the trend, it’s creating an entirely new trend, a new precedent for pricing and setting a new benchmark for luxury and service in Summit County, Colorado.”
